FDD Unpacked logo — an open book with one line highlighted in amber FDD UNPACKED The whole FDD, in plain English

First-time franchise buyers: the whole FDD in plain English — the real cost in one table, the closure math done for you, the red flags marked, and the exact questions to ask before your window closes.

The only reader of your FDD who is paid by nobody but you.

You have 14 days and a document the length of a novel. When you receive a Franchise Disclosure Document, federal law gives you at least 14 calendar days with it before you can sign anything or pay anything (FTC Franchise Rule). FDD Unpacked reads the whole thing — all 23 items, end to end — and hands you back a plain-English file: the real cost in one table, the closure math done for you, the red flags marked, and the exact questions to ask before your window closes. Paid by you. Paid by nobody else.

Not a law firm. Not legal advice. A reading — the one nobody else in this process is selling you straight.

The problem, plainly

Everyone offering to help you read this document is paid by somebody — and it usually isn’t you.

The “free” franchise consultant who matched you with this brand? Franchise brokers typically take 40–50% of the franchise fee from the franchisor when a buyer they referred signs (reported by franchising.com). They are paid when you sign, and only when you sign. The data websites will sell you the raw numbers — and leave all 200–300 pages of reading and judgment to you. The SBA describes the FDD as a roughly 300-page document; it is not a weekend skim, and it was not written to be understood quickly.

The one neutral professional — a franchise attorney — is worth having, and priced like it: attorney FDD reviews run $1,500–$3,500 and up; one Texas firm publishes a $1,999 flat fee just for the review letter. For everyone else, the default option is reading alone against the clock.

Meanwhile the decision is not small. A typical franchise’s total initial investment runs roughly $50,000–$500,000 (GrowthFactor, 2026 investment guide), and the market keeps growing: the International Franchise Association’s 2026 outlook projects 12,000+ new franchised units opening in 2026. Every one of those buyers got this same document and this same 14-day clock.

What’s missing isn’t more data. It’s a finished read, from someone whose only paymaster is you.

What the teardown gives you

For one FDD, read end to end — The FDD Teardown, $349

Item 7, re-added

The total initial investment, checked line by line against the franchisor’s own figures — errors and quiet omissions marked.

Every fee, one table

Everything from Items 5, 6, and 8 — the upfront fee, the royalties, the marketing fund, the fees buried in footnotes — laid out as your Year-1 cost and your recurring annual cost.

Your territory, in plain English

What Item 12 actually grants you, what it reserves for the franchisor, and what can change.

The history they’d rather you skim

Litigation and bankruptcy, extracted from Items 3 and 4 into plain statements.

Item 19, decoded — or called out

If the franchisor makes financial performance claims, we decode exactly what was claimed and on what basis. If there is no Item 19, that absence is flagged in the first paragraph of your file — it is a finding, not a footnote.

The closure math

Item 20 done for you: outlets opened, closed, transferred, and the net — plus the closure rate. How many owners left, and how fast, is the number the whole document bends around.

The red-flag list

Everything that meets our written flag criteria — one-time fees that recur, one-sided terms disclosed in plain sight, numbers that don’t reconcile from one item to the next, and terms stated in one item that another item quietly narrows.

What this FDD does not tell you

A full page of the questions the document itself cannot answer — the ones only the franchisor and its current and former owners can.

Tier 2 adds the franchisor question packet, the franchisee validation kit (which current and former owners from the Item 20 list to call, in what order, with scripts), a plain-English read of the franchisor’s own financial statements (Item 21), and one email Q&A round on your file. Tier 3 does all of it for two FDDs, side by side.

What we are / what we are not

We are

A reading service, paid only by buyers. We extract what the franchisor itself disclosed, re-add the arithmetic, restate it in plain English, and write down the questions. Our loyalty has one direction because our paycheck does.

We are not

Not a law firm, and this is not legal advice. We are not a broker or consultant — we have no brands to place you into, and no franchisor, broker, or lender has ever paid us a cent; they can’t. We never tell you to sign, and we never tell you to walk away. Facts, flags, questions — the decision stays yours, where it belongs.

And plainly: an attorney review before you sign is still money well spent. A teardown makes that review shorter, sharper, and cheaper to aim — it doesn’t replace it.

How it works

1

Send us the FDD

Buy a tier, or start with the free Snapshot below. Email the FDD exactly as you received it to chiticohq+fddunpacked@zohomail.com — the complete copy, all items and exhibits.

2

We confirm receipt and start your clock

Your clock starts when we have your payment and the complete FDD. If your copy is missing exhibits, we’ll tell you exactly what’s missing and the clock waits until they arrive — we won’t tear down a partial document and call it whole.

3

Your teardown arrives by email

Within 5 business days (7 for a Two-FDD Showdown): the numbers, the flags, the “what this FDD does not tell you” page.

4

Ask your round of questions

On Teardown + Questions and up, one email Q&A round on the delivered file is included — and the question packets tell you exactly what to put to the franchisor and to the owners already inside the system.

Timing, exactly: send the FDD the day you receive it. The 14-day federal window belongs to you; our 5 business days sit inside it, so you still have days to make your calls with the file in hand. Already deep into your window? Rush delivery (2 business days, +$149 on Tiers 1–2) exists for exactly that. The clock that matters is the seller’s-steps clock — it runs on our work only, and it pauses rather than produce a teardown of a document with pieces missing.

Rush — +$149 on Tiers 1–2

Two-business-day delivery, for buyers already inside their 14-day window. Quoted and invoiced in writing before work starts; if we miss the rush clock, the rush fee comes back in full and your order continues at the standard pace.

An FDD over roughly 400 pages, or a multi-unit / area-developer agreement, is quoted in writing before work starts. Never billed by surprise.

Buying for someone else? Spouses, co-investors, and partners buy teardowns as gifts — the finished file is delivered to the person holding the FDD. Changed your mind before work starts? Full refund.

The founding cohort

FDD Unpacked is new, and deliberately small: the founding cohort is capped at 10 paid orders total, with no more than 4 in production at once, so every FDD gets one dedicated reader and a real second pass. When the cohort fills, the buy buttons come down and a waitlist opens. That’s a cap, not a countdown — no pressure tactics; the 14-day clock is pressure enough, and it isn’t ours.

Honest answers

Is this legal advice?

No. We are not a law firm, and nothing we deliver is legal advice or a substitute for it. We extract, re-add, and restate what the franchisor disclosed, and we flag questions — including the ones to bring to a franchise attorney. What a clause means for you is a lawyer’s question, and we’ll tell you plainly when you’ve asked one.

Will you tell me if it’s a good franchise?

No. We will never tell you to sign, and never tell you to walk away. You get the facts, the flags, and the questions — the decision is yours. And when a file includes Item 19 performance figures, they are reported exactly as the franchisor stated them, with the basis the franchisor stated. We never create, adjust, or dress up a performance number.

What if my FDD has no Item 19?

Then that absence is itself a finding, and it goes in the first paragraph of your teardown — not buried. Franchisors are not required to make earnings claims, and plenty don’t. What it means for your decision is that every performance question has to be answered by current and former owners, which is exactly what the validation kit in Tier 2 is built for.

Who pays you?

Buyers. Only buyers, ever. No franchisor, broker, consultant, or lender pays us anything — no commissions, no referral fees, no placement deals. It’s the whole point of the business, and it’s a rule, not a slogan.

Do you contact the franchisor?

Never. We don’t call them, email them, or tell them you exist. Your FDD and your questions stay between you and us.

How fast is it, really?

The Teardown and Teardown + Questions deliver within 5 business days of a complete intake; the Showdown within 7. Rush (Tiers 1–2) is 2 business days. If we miss a rush clock, the rush fee is refunded in full and the order continues at the standard pace — in writing, not as a favor.

What do you need from me?

The FDD exactly as you received it — the complete copy, all 23 items and the exhibits. If pieces are missing, we’ll name them and your clock pauses until they arrive. Payment, and that’s all: no calls, no meetings, no account to create.

Is my FDD confidential?

Yes. It is never shared, never sold, and never used to train anything. Our working files — including our copy of your FDD — are deleted 90 days after delivery. The teardown we send you is the record, and it’s yours.

What if I’m comparing two brands?

That’s the Two-FDD Showdown: both documents at Tier-2 depth, plus the side-by-side matrix and question packets for both franchisors. Most two-brand buyers are really asking “which of these papers treats me better” — that is a question a document can answer.

What if it turns out not to be an FDD?

Full refund. Sometimes a buyer sends a resale broker’s offering package (a CIM) by mistake — that’s a different document and a different service (it belongs to Rollup Radar, which evaluates existing businesses for sale). If your document isn’t an FDD, we refund you in full and point you to the right reader.

What if I already signed?

Then the honest answer is: the 14-day window has passed, and we can’t unwind a signed agreement — nobody can sell you that, and you should be suspicious of anyone who tries. What a teardown can still do is show you, plainly, what you hold: your fees, your territory, your obligations, your outs as disclosed. Some signed buyers find that worth knowing. We won’t promise it rescues anything.

Before you pay anyone anything — including us — get the three numbers that frame the whole document.

Item 7The total investment range
Item 19Whether an Item 19 exists
Item 20The net outlet change

Free, by email: send your FDD to chiticohq+fddunpacked@zohomail.com with the subject “FDD Snapshot” — or just send the brand and the FDD’s year, and we’ll work from the filing. Within 2 business days you’ll get back: the Item 7 total investment range, whether an Item 19 exists, and the Item 20 net outlet change. No charge, no call, no obligation. If the three numbers settle your questions, keep your money. If they raise better ones, the teardown is ready when you are.
